I leased at this property for 12 months (2007 to 2008). I am a professional Registered Landscape Architect in The State of Arizona; I have designed the exterior of over 350 up-scale Apartment properties like this one in 15 states for the top apartment developers in the Nation. While living at this property, I found (85) code and safety violations on this site - I wrote the Manager at least 12 e-mails and sent many, many photos with time date stamps on the photos expressing my concerns for the 1,100 residences who live here & their guests...but I was ignored. None of the 4 swimming pools meet State of Arizona Pool Codes; the Handicap accessibility laws (Federal) were not in compliance since this property was built some 8 to 10 years ago...this is still a problem at this property. I found 70 lights out when I walked the property one night. The lights in two of the main pools and both Jacuzzis were out on many nights - a very dangerous situation! Mark-Taylor spent approx. $300k repainting all of the buildings and resurfacing the parking lots...but did maybe corrected 5%of the problems I pointed out to them. I believe that Mark-Taylor then sold the property (while I was still living there) to Pinnacle Properties...that's why I believe the buildings were re-painted and the parking lots resurfaced...for the sale. I was forced to file a report on this propterty to the Arizona State Attorney General's Office in Phoenix...as I was and still am very much concerned about the SAFETY on this property. A LEASE works both ways...tenants pay their rent and obey the rules of the property and the Management is by Arizona State Law required to maintain a SAFE property at all times and maintain the property in full compliance with city, county, and state laws...and Property Management is just not doing their part. Rent here if you wish, I am only expressing my PROFESSIONAL OPINION.
